"You can't actually farm or grow things any higher," Mr Englisch said.

"CSIRO have been up to study the vegie patch on that property and look at the different pests and how things grow at that altitude.

"The unique thing about this property is that it is actually a mountain - you're buying your own mountain effectively.

"Normally you buy parts of the side of a mountain but you can never buy the whole mountain."

Mt George, as well as native forest and cleared pastures in the valley below are on offer at 488 High Forest Rd for $298,000.

"It is very versatile - the vendors grew corn and lucerne on the lower paddocks."

Mr Englisch said the property used to form part of a valley-wide cattle station and was bought by the vendors in 2008 as a bare block of land.

"The top has been cleared and you have 360-degree views of the Victorian high country," he said.

"You'd never get sick of the view."

"The house and stables are actually combined, that is the barn," he said.

"When the weather is really cold and snowing the vendors would bring the horses into the stables.

"Effectively you can open the front door of the house into the stables and pat the horses if you wanted."

A kitchen with a wood-burning oven, bedrooms, as well as a combined bathroom and laundry are features of the main house.

Mr Englisch said the property would suit a variety of livestock, ranging from goats to cattle or horses.
